Specifically, agents should know state laws. I was told a cashiers check was sufficient to close…it was over 10K in Ohio so it actually wasn’t. I had to take an extra trip (50 miles round trip), plus voiding the $8 cashiers check, to get the closing costs in. It is minor as a whole, but completely avoidable.

As a strong listing agent, I receive calls from lenders upon receiving offers on my listings. These lenders call me trying to convince me their buyer, the lender and the loan program is better than all others. I usually react to these calls with some skepticism. In this case I was working with Titus and his team representing a buyer. Titus called the listing agent and he was well prepared, understanding the seller had just suffered through a cancellation on the subject property due to an unqualified buyer. Titus convinced the listing agent that he, his loan program and our mutual client buyer would be the best buyer for the seller. After we did win this house in a very competitive multiple offer situation the listing agent explained they accepted our offer over two which were higher. Asking why, the listing agent said I made a positive difference but it was Titus that really convinced them they should go with our offer. Titus did way more than expected and without him, our mutual client would likely not have been the winner. I know Titus a bit now, but before only by his solid reputation. I’m grateful to know him better now and excited to enjoy the advantage of now having him as a proven lender option for my buyers. Well done sir!
